The EPA explains that moisture-sensing devices commonly use electrodes to detect water when it appears in an area where it is not intended to be, such as near a water-using appliance or fixture. Depending on the system, an alert may be delivered through an alarm, text message, flashing light, building automation system, or another communication method.
That sounds simple, but the practical benefit is significant. A traditional property inspection depends on someone physically seeing or discovering the problem. A leak sensor adds another layer of awareness by continuously monitoring a designated area.
It does not replace inspections, maintenance, or a plumber. Instead, it helps shorten the time between a leak beginning and someone becoming aware of it.
How Do Water Leak Sensors Work?
Water leak sensors can use different detection technologies, but the basic concept is straightforward: the device monitors for a change that indicates water is present.
Conductive Moisture Detection
One common approach uses electrical conductivity. The sensor has conductive contacts or electrodes that are normally separated. When water reaches those contacts, the water can complete the electrical path between them. The sensor recognizes the change and triggers an alert.
The EPA identifies electrode-based moisture detection as a common technology for detecting water in areas where it should not be.

Flow Monitoring

The EPA distinguishes between point-of-use moisture detection and flow monitoring. A moisture sensor can detect water at a specific location, while a flow monitoring device can analyze water use through a pipe or at the building's point of entry.

A point sensor might detect water underneath an HVAC unit, while a whole-building flow monitoring system could identify unusual water consumption elsewhere in the plumbing system. For larger properties, combining multiple forms of monitoring can provide broader coverage.
What Are the Different Types of Water Leak Sensors?
There is no single leak sensor that is ideal for every property or application.
The right solution depends on the location, size of the area being protected, potential sources of water, and how quickly your team needs to receive an alert.
Point Sensors
Point sensors are designed to monitor a specific location. They are useful when you already know where water could create a problem. A property manager might place one near a water heater, under an HVAC system, beside a washing machine, or beneath plumbing equipment.
The advantage is simplicity. You can put the sensor where water is most likely to accumulate and receive an alert if moisture reaches it.

Dual-probe sensors provide more than one detection point from a single sensor setup.

Where Should You Place Water Leak Sensors?
Sensor placement is one of the most important parts of a leak detection strategy.
A sensor cannot detect water that never reaches it. Installing a device in a convenient location does not necessarily mean it is protecting the area where a leak is most likely to occur.
The EPA specifically notes that sensor placement is important to effective detection.
Start by identifying areas where water could cause significant damage or where a leak could remain unnoticed.

The EPA notes that leak detection systems can communicate alerts through several methods, including text messages and building automation systems.
Battery Life and Power
Think about how the sensor will receive power and how often it will need maintenance.
Battery-powered devices can be convenient because they do not require a nearby electrical outlet. However, battery life varies by product and usage conditions, so property teams should understand the manufacturer's specifications and establish a routine for checking devices.
The EPA recommends checking installed leak detection and flow monitoring systems at least annually to make sure they are operating correctly.
Connectivity
If a sensor sends remote alerts, connectivity is another important consideration.
A property manager should understand how the device communicates, what happens if connectivity is interrupted, and whether the system provides any indication that a device has gone offline.
This is particularly important for properties where a sensor may be installed in a location that is difficult to access.
Physical Durability
Consider the environment where the sensor will be installed. A sensor located in a clean office environment may face very different conditions from one installed in a dusty mechanical room. Don't Forget About Maintenance

It is also worth reviewing sensor placement periodically. Building layouts change. Equipment gets replaced. Tenants move in and out. Plumbing systems are modified. A sensor that made sense five years ago may no longer be positioned in the most useful location.
A regular inspection gives your team an opportunity to adjust the detection strategy as the property changes.
Can Water Leaks Affect Indoor Health?
Water damage is not only a property concern. Persistent moisture can create conditions that support mold growth. The CDC explains that mold can grow where moisture is present, including around leaks in roofs, windows, and pipes. Exposure to mold can cause symptoms such as stuffy nose, sore throat, coughing, wheezing, irritated eyes, or skin rash, particularly among people who are sensitive to mold.
That does not mean every water leak will cause mold or that every health symptom is caused by a leak. However, moisture should be addressed promptly.
The CDC recommends drying water-damaged areas and addressing moisture problems to help prevent mold growth.
This is another reason early detection matters. The sooner a property team knows about unexpected water, the sooner it can investigate the source and begin an appropriate response.
Water Leak Sensors Are a Prevention Tool, Not a Replacement for Maintenance
It is tempting to think of a leak sensor as a complete water damage prevention system.
It isn't.
A sensor cannot prevent a pipe from breaking. It cannot repair a failed valve. It cannot replace a roof inspection or plumbing maintenance. And it cannot guarantee that water damage will never occur.
What it can do is provide an additional layer of visibility. The EPA recommends regular leak checks and maintenance while also recognizing leak detection and flow monitoring systems as useful tools for identifying unintended moisture and irregular water use.
The strongest approach combines technology with good property management practices.
Inspect vulnerable equipment. Maintain plumbing systems. Respond to tenant reports quickly. Review previous water incidents. Identify high-risk areas. Then use sensors to provide another set of eyes where continuous human monitoring isn't practical.
